Purpose of Home Assessments:

Article V, Section 2 of the Briarwood Declarations of Covenants

The assessments levied by the Association shall be used exclusively for the purpose of promoting the recreation, health, safety and welfare of the residents in the Properties and in particular for the improvement and maintenance or properties, services, and facilities devoted to this purpose and related to the use and enjoyment of the Common Areas including, but not limited to, the payment of taxes and insurance thereon and repair, replacement, and additions thereto, and for the cost of labor, equipment, materials, management, and supervision thereof.

Assessments

One time $50 transfer fee for all new buyers

BHOA annual assessments for 2026 = $84.00

Assessments are mailed by December 1st, and due December 31st, 2025

Online payments will incur a $10.00 convenience fee to cover bank fees, etc.

Note: Assessments are reviewed and set annually by the BHOA Board.

In an effort to improve the flow and speed of information to title companies we are posting the following information. The below listed properties are DELINQUENT and must be paid in full before the property can be sold. This information is updated monthly.

The Briarwood Pool Association is a separate entity. Not all Briarwood lots are members of the Briarwood Pool. You may want to check with them to see if your lot is a member and if they have outstanding dues. Please email briarwoodpool2021@gmail.com.

BHOA Assessment Collection Procedure

Assessments

The BHOA covenants specifically dictate the process of assessing the homeowners. BHOA collects home owner assessments annually in December to pay for operating expenses the following year. The assessment amount is established annually by the Board of Directors. Assessment statements are mailed to all home owners the last week of November.

Collection Procedure for Delinquent Accounts

It is expensive and time consuming to deal with late payments, and negatively affects the cash flow of BHOA. In addition, it is unfair to those that promptly pay the assessments. Therefore, the Board has adopted these policies to encourage prompt payment and to recover all collection costs.

If the assessment invoice is not paid by the due date, (December 31st), a finance charge of 8% per year (see bylaws, Article 9) will be assessed. In addition, the Board has added the following fees to be assessed as indicated below. These policies are included as a part of the annual statement sent to homeowners and posted on the BHOA web site.

All Late Fees are Cumulative

After February 1st, all overdue accounts are posted on the BHOA web site and updated on a monthly basis.

After June 1, legal action will be taken to collect on all homeowners with an outstanding balance greater than 80% of the Annual Assessment amount.

Payment Application Policy

Payments received from Homeowners will be applied to debts owed to the BHOA in the following order:

  1. Any uncollected judgment for unpaid dues
  2. Expense Recovery and unpaid or delinquent dues
  3. Current Annual Assessment
